Wellborn Windows & Doors: The Orange County Owner’s Guide
We stock and install Wellborn-compatible windows and doors throughout Orange County, with most replacements running $450 – $2,800 installed depending on the unit, glass package, and frame work involved. Most homeowners call us after noticing a draft, a sash that won’t stay up, or a patio door that’s suddenly dragging. The quick answer: if you can tell us the model or measurements, we can usually have the replacement ordered and installed inside a week.
What catches most Orange County homeowners off guard is how slowly a Wellborn window fails. You don’t get a loud crack. You get a room that’s five degrees warmer in August, a lock that needs two hands to throw, or condensation between the panes that never clears. By the time you notice, the seal or the hardware has been degrading for a season or two. Trevor Nash has seen this pattern across Irvine’s older neighborhoods near the Spectrum, where 1980s and 90s Wellborn units are hitting the end of their thermal seal life all at once.
Which Wellborn Models This Applies To

Wellborn’s window and door line spans several series, and the compatibility quirks matter. The older Wellborn 400 and 500 series used a 3-1/4″ frame depth; the newer 600 series and Wellborn premium lines moved to a 4-9/16″ frame. That changes what size replacement sash or patio door roller you need – a 400-series roller will not seat correctly in a 600-series track, and the door will bind within a month. The fastest way to identify what you have is to check the small aluminum label on the hinge side of the sash or the top edge of the door panel. It will list a series number and sometimes a manufacturing date code.
If the label is gone, measure the visible glass width to the nearest 1/8″ and call us with that number. We keep a running cross-reference of Wellborn part numbers matched to aftermarket equivalents. For glass, OEM replacement is worth the cost – Wellborn’s low-E coating spec matches what the adjacent windows already have, so you don’t end up with one clear pane in a wall of tinted ones. For hardware like locks, latches, and rollers, quality aftermarket parts from Therma-Tru and similar supply lines often exceed the original spec for the same fit. We walk through that decision with you before we order anything.

Signs Your Wellborn Windows & Doors Is Failing
- Condensation or haze between the panes. This is a failed thermal seal. The argon or krypton gas has escaped and the desiccant inside the spacer has saturated. The glass won’t “dry out” – the insulated unit needs replacement.
- Draft you can feel with the window closed and locked. Weatherstripping on Wellborn units compresses permanently after 15-20 years, especially on south- and west-facing walls in Orange County sun. The sash may also be out of alignment from frame settling.
- Sliding door that drags or jumps off the track. The steel rollers in Wellborn patio doors were solid for their era, but coastal air in Huntington Beach and Newport ages the bearings fast. If the door shudders when you move it, the rollers are flat-spotted and the track may be wearing.
- Crank-out window that slips or won’t stay open. The torque bar and operator gears in Wellborn casements strip over time. You can replace just the operator mechanism without replacing the whole window in most cases.
- Lock hardware that needs muscle to throw. The strike plate has shifted from years of use, or the latch itself is bent. On Wellborn double-hungs, this often goes hand in hand with a sash that has dropped out of square.

AfterReplacement Cost & What’s Included

In Orange County, you should expect to pay between $450 and $2,800 installed for a Wellborn-compatible window or door replacement, depending on what you’re replacing. A single sash insert, new operator, or roller set typically lands at $450 – $900. A full insulated glass unit with new frame weatherstripping runs $800 – $1,800. A complete patio door panel with rollers and track adjustment runs $1,200 – $2,800. Aluminum-clad units and oversized glass push toward the upper ends.
Every quote is written before work starts. That number includes the part, the labor, the cleanup, and the follow-up if anything fails inside the guarantee window. No change orders, no “we found additional rot” conversation after the fact unless it’s a genuine safety issue we show you in writing first.
DIY or Call Us?
There are a few things you can safely check yourself on a Wellborn window or door. Clean the track. Tighten visible screws on the operator handle. Confirm the lock isn’t catching on a shifted strike plate. These are all low-risk and take ten minutes.
Beyond that, this is work where DIY goes wrong in ways that cost more than the original repair. Replacing a patio door roller set means lifting a heavy glass panel out of its frame – one slip and you’ve got a shattered door and a hole in your house. Replacing an insulated glass unit requires correct shimming and sealing, or the new unit fails in a season. We’d rather walk you through the simple checks for free and then come do the heavy part right. Call (424) 541-1701 and we’ll talk you through what you’re seeing.
FAQs

Expect 20 to 30 years from the frame and 15 to 20 from the insulated glass in this climate. South-facing exposure near the coast accelerates seal failure; inland heat cycles do the same in Anaheim and Orange. If your unit is past 1998, you’re on borrowed time for the thermal seal. That said, the frames are worth repairing – replacing hardware on a solid Wellborn frame is far cheaper than a full window swap. Call (424) 541-1701 for an exact read on your unit.
In most cases, repair is the right call. Rollers, operators, locks, latches, weatherstripping, and insulated glass units can all be replaced on a Wellborn frame without pulling the whole window. We only recommend full replacement when the frame itself is soft, twisted, or water-damaged. That’s a structural call, not a parts call, and we’ll show you the damage before recommending it.
Most Wellborn parts are on our truck or in our Orange County supplier’s warehouse, so the job itself takes 45 minutes to 2 hours once the part is in hand. If we’re ordering an OEM insulated glass unit, expect 5 to 10 business days for fabrication, then a one-visit install. We give you a written arrival window before we schedule, and a live person answers when you call to check status.
We stock the most common Wellborn hardware on our truck – rollers, operators, locks, latches, and weatherstripping for the 400, 500, and 600 series. Insulated glass units are cut to order because the exact dimensions and coating spec vary by unit. We also carry parts for KraftMaid cabinetry, Cambria and Silestone countertop systems. If it sits on or in a Wellborn window or door, we can source it.
If your Wellborn window or patio door is failing, don’t let it go another season. Call (424) 541-1701 and we’ll give you a written price before any work starts. Give you the number first, then pick up the tool.
