Blanco Fence Installation: The Orange County Owner’s Guide

Blanco fence installation in Orange County typically runs $3,500 – $9,000 complete, including materials, post-setting, and labor. If your Blanco fence section has failed, rotted, or come loose from its posts, we can usually assess it within a day or two and give you a written price before any work starts. Most Orange County homeowners discover the problem after a heavy rain or a strong Santa Ana wind event: a gate suddenly won’t latch, a panel sags against the neighbor’s side, or a post wobbles at the base where the wood met wet soil.

We’re an independent Orange County contractor, not affiliated with Blanco. What that means for you is straightforward: we install and repair Blanco fence systems without brand markup on parts, and we’ll tell you plainly when an OEM part is worth it and when a quality equivalent does the job for less.

Which Blanco Models This Applies To

Blanco makes several fence and gate series, and the good news is that most share the same post profile and panel hardware. The compatibility question is usually about the gate hardware, not the fence panel itself. If you still have the original paperwork, look for the series code stamped on the inside of the gate frame or on a sticker near the bottom rail. If that’s gone, measure the post dimension: Blanco residential posts are typically 2×2 or 2×3 extruded aluminum in a powder-coated white, black, or bronze finish.

One Orange County-specific gotcha we see regularly: homes within five miles of the coast (Huntington Beach, Newport Beach, Seal Beach, parts of Costa Mesa) need marine-grade or fully powder-coated hardware. The salt air eats standard galvanized brackets in about four to six years. If your fence is within that coastal band and the hardware has turned white and flaky, the original install likely used non-marine fasteners. We spec stainless or marine-coated hardware on every coastal job, no exception.

OEM Blanco hinges and latches are well made and worth using if the gate itself is sound. But for panel replacement, quality aftermarket extrusions from a local Orange County supplier are often dimensionally identical and 20 – 30% less expensive. We’ll show you both numbers and let you decide.

Signs Your Blanco Fence Installation Is Failing

  • Post lean or wobble. This is the number one failure we see in Orange County, especially in the clay-heavy soils of Irvine and Tustin. The post was set in concrete that didn’t go below the frost-moisture line, or the hole wasn’t wide enough. Water pools at the base and the post starts to lean within three to five years.
  • Gate sag and latch misalignment. The top hinge bracket pulls away from the post, or the hinge pin wears an oval into the bracket. You’ll notice the gate dragging the ground on the latch side and the latch not catching without lifting the gate.
  • Panel pull-away from the post channel. Blanco panels slide into a routed channel on the post. When the post shifts or the panel expands in heat, the edge pops out of the channel. You can push it back in, but it will keep popping out until the post is reset or the panel edge is re-seated with proper flex tolerance.
  • White chalky residue on hardware. That’s salt corrosion on the zinc coating, common within a few miles of the coast. The hardware is still holding, but the coating has failed and the steel underneath is degrading. Inland Orange County sees this too, just more slowly.
  • Cracks at the post base, concrete spalling. If the concrete footing has visible cracks radiating from the post, water has been doing freeze-thaw work (yes, even in Orange County, a few cold nights in Yorba Linda or Anaheim Hills can do it) and the footing is compromised.

Replacement Cost & What’s Included

New painted shaker cabinets with an organized deep drawer

A full Blanco fence installation in Orange County runs $3,500 – $9,000, with most single-side or partial-yard replacements landing around $5,000 – $6,500. What drives the number up or down: total linear feet, how many posts need to be reset versus reused, whether we’re working around existing concrete that needs cutting, and what hardware finish you need for the property’s distance from the coast.

Here’s what that includes, broken out the way we’d put it on your written estimate:

  • Post replacement with new concrete footings: $120 – $220 per post, including removal of the old post and disposal.
  • Panel fabrication and install: $45 – $75 per linear foot, depending on height and style profile.
  • Gate re-hang with new hinges and latch: $250 – $450 per gate, including hardware.
  • Coastal hardware upgrade: adds roughly $180 – $350 to the whole job, and it’s worth it.

You get a written price before we start, not an estimate range. You get a written 365-Day Done Right Promise on the work. And if something fails inside that year, we come back and fix it. No service call fee, no arguing about it.

DIY or Call Us?

The honest split is this: you can safely check whether your posts are loose, whether hardware has visible corrosion, and whether the gate still swings true. Write down what you see, take a couple photos, and call us. What you should not DIY is pulling a post out of concrete, cutting a new footing, or re-hanging a gate that weighs 60 to 90 pounds. Gate tension and post alignment are the two places where a homeowner hurts themselves or ends up with a fence that’s worse than before.

If the post is leaning, the fix is dig, reset, and level. That means knowing how deep to go for your soil type, which in Orange County varies from sandy loam near the coast to dense clay around Irvine and Tustin. Get it wrong and you’ll be doing the same job again in three years. Get it right and the post outlasts the panel. That’s the tradeoff we’ve seen hundreds of times. Give you the number first, then pick up the tool.
