Toto Home Additions & ADU: The Orange County Owner’s Guide

If you’re planning a Toto-equipped home addition or ADU in Orange County, you’re looking at a typical installed range of $45,000 – $130,000 for the addition itself, with Toto fixtures and trim running roughly $2,000 – $8,000 depending on how many bathrooms you’re fitting out and which Toto lines you choose. Most Orange County homeowners call us when they realize the Toto rough-in valve or in-wall carrier they bought for the ADU doesn’t match the finish trim they found online, or when a Toto toilet installed during the addition develops a slow leak at the supply connection within the first year. We’re an independent Orange County remodeling company, not affiliated with Toto, but we’ve installed enough Toto product across Irvine, Mission Viejo, and Huntington Beach to know exactly which parts fail and which ones don’t.

Here’s the pattern we see across Orange County: the addition or ADU gets framed, plumbed, and closed up, and six months later a Toto component that was buried in the wall starts acting up. By then the part isn’t just a swap, it’s drywall and tile work too. This page tells you what to check before the wall goes up, what it costs to fix after, and when you should just call us at (424) 541-1701.

Which Toto Models This Applies To

Toto’s product lines split into three rough tiers that affect parts compatibility more than most Orange County homeowners expect. The Drake, Entrada, and Eco Soiree lines use standard 2″ flush valves and widely available fill valves, which makes parts easy to source. The Neorest and Washlet+ integrated units are a completely different animal: the Washlet+ uses Toto’s proprietary rough-in with a concealed supply and power connection, and the supply hose is a Toto-specific part you won’t find at a big-box store in Orange County. The Promenade and Clayton one-piece models have tank-to-bowl gaskets that only fit those specific models, not the universal kits.

The single most useful thing you can do before you buy any replacement part: pull the lid off the tank and look at the stamp inside. Toto molds the model number into the porcelain, usually starting with “ST” followed by three or four digits (ST743S, ST454CEFG, etc.). That number, not the marketing name, is what determines which fill valve, flush valve, or gasket actually fits. We keep a running list on our trucks of which Toto model numbers cross-reference to which aftermarket parts, because Toto’s OEM pricing on some of these components is three times what a quality equivalent costs, and there’s no reason to pay that when the aftermarket part meets the same spec.

Signs Your Toto Home Additions & ADU Is Failing

  • Water running intermittently when nobody’s used the toilet. This is almost always the fill valve seat wearing out, which happens faster in Orange County because our water is hard. Mineral buildup on the seal means the valve can’t fully close, and the tank continuously tops itself off.
  • The tank sweating or dripping condensation onto the floor. Coastal Orange County humidity plus a cold tank equals condensation. Toto’s factory tank liners do a decent job, but once they separate from the porcelain, you’ll see water pooling at the base.
  • A flush that used to be complete now leaves solids behind. Toto’s G-Max and E-Max flush systems rely on a specific flapper or tower gasket maintaining a full water release. When that gasket gets stiff from hard water, the flush volume drops before you’d ever notice a leak.
  • Water seeping from where the tank meets the bowl. The tank-to-bowl gasket on Toto one-piece and two-piece models is a known wear item, especially on units in uninsulated Orange County garages or ADUs that sit unheated in winter. The gasket dries and cracks.
  • The Washlet or electronic seat losing power or throwing error codes. On Toto Washlet+ installations, the real culprit is often the concealed supply connection at the rough-in, not the seat itself. If the water supply line to the Washlet has any kink or sediment restriction, the unit will cycle and error.

Replacement Cost & What’s Included

A remodeled hall bathroom with subway tile and a floating vanity

For a straightforward Toto fill valve or flapper replacement in Orange County, you’re looking at $180 – $340 installed, including the part. A tank-to-bowl gasket on a one-piece Toto runs $250 – $450 because the tank has to come off, which takes time and care. If the issue is behind the wall, like a Washlet+ rough-in supply or a leaking in-wall carrier, you’re into drywall and tile territory, and that typically lands between $1,200 – $3,500 depending on the wall finish and access.

Every Penhallow Remodeling job in Orange County gets a written price before any work starts. Not a range, not a ballpark. The number on the quote is the number on the invoice. We also include our 365-Day Done Right Promise on every repair: if the part fails or the fix doesn’t hold within a year, we come back and make it right at no charge. That’s in writing, every time. Trevor Nash and our team stand behind it because we’ve been doing this long enough to know when a repair is solid and when it’s a band-aid.

DIY or Call Us?

You can absolutely replace a Toto fill valve or flapper yourself if you’re comfortable shutting off the water at the wall stop and you have the right part in hand. The Toto fill valves are usually twist-lock or clip-style, and the instructions that come with the part are clear. What you shouldn’t do is open up a wall to get at a leaking Washlet+ rough-in or in-wall carrier without knowing exactly where the lines run and how the waterproofing is detailed. That’s not a parts swap anymore, and doing it wrong means water damage behind tile you can’t see until it’s bad.

Our honest recommendation: if the part is above the floor and visible, try it. If it’s behind tile or drywall, call us at (424) 541-1701. We’ll tell you over the phone what we think it is, give you the number first, then pick up the tool.
