Tamko Fence Installation: The Orange County Owner’s Guide

Tamko fence installation in Orange County typically runs $3,500 to $9,000 for a complete fence rebuild, with material choice, linear footage, and site access driving most of the variance. We stock Tamko vinyl and composite fence materials and install them throughout Orange County, from Irvine to Mission Viejo. Most homeowners discover they need this page after a cracked picket turns into a sagging section, or after a windstorm off the foothills exposed that the original fence was installed with undersized posts.

What you’ll notice first: a bowing top rail, a gate that drags, or pickets that rattle in the wind because the fasteners have stripped out of the vinyl. Here’s the reality check on Tamko fence replacement in Orange County, what it costs, and what we actually do when we show up.

Which Tamko Models This Applies To

A home office with a built-in desk and shelves

Tamko makes two fence lines that dominate Orange County backyards: the Heritage Series (vinyl, tong-and-groove pickets) and the Envision Series (composite, deeper color variance). Both use a routed bottom rail that holds pickets in place without exposed screws on the face. If you have a fence with pickets that slide into channels top and bottom, you’re looking at one of these two lines. The Heritage Series uses a 0.135-inch wall thickness on the pickets; the Envision runs slightly thicker at 0.150-inch for the simulated wood grain.

The compatibility gotcha: Tamko changed its bottom rail channel depth on Envision Series fencing in 2021. Older Envision panels (pre-2021) accept a 5/8-inch picket tongue. Newer panels take a 3/4-inch tongue. They are not interchangeable. If you’re patching an older fence with new Envision pickets, they’ll sit loose in the rail and rattle in any Orange County breeze. We keep both specs on the truck, so we match what you actually have, not what the catalog says you should have.

As for OEM versus aftermarket: with Tamko, we recommend OEM for any mid-fence patch job where color match matters. Tamko’s Heritage white and Envision walnut have held their color better than aftermarket equivalents we’ve tested, especially on south-facing fence lines in inland Orange County heat. For full rebuilds, aftermarket routed vinyl from a structural supplier can save you 15 to 20 percent, but you’ll lose the Tamko warranty. We’ll quote both and explain the trade off in writing before you commit. Penhallow Remodeling Orange County is an independent contractor, not a Tamko subsidiary or authorized dealer, so we carry both options without a brand incentive pushing you one direction.

Signs Your Tamko Fence Installation Is Failing

  • Leaning posts at the gate. Your gate post is taking structural load every time the gate swings. In Orange County’s clay-heavy, expansive soil (especially around Irvine and Tustin), posts set in concrete at shallow depth heave in wet winters and loosen in dry summers. A leaning gate post is almost always a post-depth problem, not a hinge problem.
  • Popped or sagging top rails. Vinyl expands in heat. A 6-foot Heritage top rail can grow 1/4 inch between a 45-degree January morning and a 95-degree August afternoon. If the original installer butted rails tight inside the posts with no expansion gap, the rail bows or pulls free of the routed slot.
  • Cracked pickets near the bottom rail. String line trimming. The weed whacker hits the bottom of vinyl pickets repeatedly, and 100 impacts later you have hairline cracks that let moisture into the hollow core. We see this all over Orange County’s 1990s and early-2000s tract neighborhoods, where fences run tight against HOA-managed landscape strips.
  • Rattle in the wind. Loose pickets in the routed channel mean the fence was either assembled with undersized pickets (pre-2021 versus post-2021 Envision, as above) or the bottom rail channels have worn. Rattling pickets are a warning sign that the fence isn’t load-bearing; it’s just leaning on itself.
  • Discolored or chalky surface on one side only. Vinyl picks up UV exposure unevenly depending on which side faces the sun. A fence that’s uniformly weathered is fine. A fence with one side chalky and one side clean means the material was manufactured inconsistently or the UV inhibitors in that batch ran thin. Orange County’s sun exposure is brutal on vinyl on the west and south faces.

Replacement Cost & What’s Included

An open living space after a whole-home remodel

Tamko fence installation in Orange County runs $3,500 to $9,000, and the biggest driver is linear footage. A typical 80-foot backyard fence line runs $4,200 to $6,800 installed. A 130-foot property line fence pushes $6,000 to $9,000. Material cost runs $18 to $28 per linear foot depending on Heritage versus Envision; labor and site prep account for the remaining $22 to $32 per foot.

Permits change the math: most Orange County cities (Irvine, Anaheim, Fullerton) require a fence permit for anything over 7 feet tall or if you’re replacing more than 50% of an existing fence line. A permit typically adds $150 to $400 in city fees and a few days to the schedule. If your fence is under 7 feet and replacing only a section, you usually skip the permit. We check that before we quote. Every quote includes the full break: materials, labor, haul-away of the old fence, post concrete, and gate hardware. The written price we give you is the price you pay – it doesn’t change on install day unless we discover something structural like a buried tree root requiring rerouting.

DIY or Call Us?

Fence installation isn’t dangerous the way high-tension garage springs or electrical panel work is, so we’ll be honest: a motivated homeowner can dig a few post holes and set posts. Where DIY goes off the rails with Tamko specifically is the routed rail system. Get the channel gap wrong by 1/16 inch and your pickets bind in the summer heat, pop in the winter, or snap when the rail bows. The other failure point is post depth: Orange County frost line is shallow, but wind load is not. Posts set 18 inches deep in sandy Anaheim loam lean by year three. We set gate posts in 30 inches of concrete minimum. Every time.

That said, there are two things worth checking yourself before you call: whether only one section is failing (gate area, windbreak corner) and whether the failing material is loose versus cracked. If it’s loose, you might need a fastener fix. If it’s cracked, it’s a material problem and that section needs replacement. Either way, call (424) 541-1701 and we’ll walk through what you’re seeing before we ever schedule a visit.
