Boral Roofing: The Orange County Owner’s Guide
We work with Boral roofing systems across Orange County, and the question we hear most is whether we can match a Boral tile or component without replacing the whole roof. Yes, we can. Most Boral roof repairs in Orange County run $600 to $2,500 for tile work, and a full Boral roof replacement typically lands between $8,000 and $20,000 depending on pitch, access, and how much underlayment needs redoing. You usually find out you need us after a Santa Ana wind event leaves a cracked tile in the garden bed below, or after the first real rain of the season shows a water stain on a bedroom ceiling.
One thing worth being clear about from the start: Penhallow Remodeling Orange County is an independent contractor. We are not affiliated with Boral directly. We do keep a working inventory of Boral-compatible tiles and components, and we know which spec sheets matter when the tile profile on your 1990s Irvine home is no longer in active production.
Which Boral Models This Applies To

Boral’s concrete and clay roof tile lines have shifted over the decades, which is exactly where compatibility gets tricky. In Orange County, we see three families most often: the older Boral concrete flat and low-profile tiles used heavily in 1980s and 1990s tract housing, the Barcelona and Villa-style high-profile clay tiles common on custom homes in Anaheim Hills and Coto de Caza, and the newer Boral Steel lines that started showing up on coastal remodels in Newport Beach and Laguna Niguel.
If you know the tile profile name, that helps. If you don’t, flip over a loose tile and look for the stamp. Boral stamps include the plant code and sometimes a date. We also measure the tile’s width, length, and the overlap over the course of a couple of tiles, because two profiles can look nearly identical from the curb but be off by a quarter-inch, which is enough to break the interlocking weather seal. For most Boral concrete tiles, OEM replacements are still available but lead times run two to four weeks. Quality aftermarket equivalents from U.S. Concrete and Eagle are often a better move on older homes, especially where the original color has sun-faded and an OEM tile would stand out as a patch.

Signs Your Boral Roofing Is Failing
- Broken or cracked tiles after a wind event. Santa Ana winds pick up loose tiles and drop them hard. The crack usually starts at the nail line and runs upward, which means the tile still looks fine from the street but is doing nothing to shed water.
- Water staining on ceilings or walls after moderate rain. By the time the stain shows, the tile has been cracked for a while. In most Orange County homes, the leak travels along the felt before it finds a seam in the plywood, so the stain rarely matches the location of the damaged tile.
- Granules washing out of the gutters. If you’re cleaning the gutters and finding a sandy grit that wasn’t there before, your Boral concrete tiles have begun delaminating. The surface erodes, the tile gets thinner at the overlap, and water wicks underneath.
- Tiles that shift when you walk on the roof. This is an underlayment failure. The tile was protecting two or three layers of felt, and when that felt rots in the Orange County sun and damp cycle, the whole assembly moves. Loose tile is the symptom, not the problem.
- Flashing that has lifted or split. Boral tile can outlast the roofing felt and the step flashing below it; we routinely see tile roofs in Orange County with life left in the tile itself but failed metal at the valleys and wall intersections.

AfterReplacement Cost & What’s Included

For a Boral tile repair in Orange County, expect $600 to $2,500. A few broken tiles replaced and sealed, new flashing at a chimney or skylight, and a re-bedded ridge line all live in that range. The biggest cost drivers are roof pitch (anything over 6:12 requires fall protection and slows the crew down), whether we need to match or paint tiles to blend, and the condition of the underlayment we find once the tile comes off. If the felt is shot, we’ll show you photos from the roof and give you a written number to repair the affected slope rather than trying to sell you a whole new roof.
Every Boral repair from us includes a written price before we start, a written line-item of what gets replaced, and our 365-Day Done Right Promise. If the repair fails inside a year, we come back and make it right at no charge. No service call fee, no re-inspection fee, no conversation about whether it was “really” our fault.
DIY or Call Us?
You can safely walk your yard after a windstorm and count missing tiles. You can clean a valley from a ladder while keeping both feet on the rungs, never on the roof. What we’d ask you not to do is get up on a tile roof without proper fall protection. Boral tiles are heavy, and a broken tile at the eave can slide out from under you. A fall from a two-story roof in Irvine or Mission Viejo is a life-altering event, and no amount of money saved is worth it. When you’re ready for a professional repair, call (424) 541-1701. We’ll verify the tile profile, match the color, and give you the number first, then pick up the tool.
FAQs

Boral concrete tile typically lasts 35 to 50 years in coastal Orange County, though the underlayment usually fails in half that time. Homes in Irvine and Lake Forest with hotter, drier elevations sometimes see surface erosion a few years earlier.
Small hairline cracks can be sealed with a polymer patching compound, but any break that runs the full depth of the tile means replacement. The patch is a stopgap for one season, not a fix. Call (424) 541-1701 and we’ll tell you honestly which one you have.
A standard repair of one to three tiles takes about an hour once we’re on the roof, plus another thirty minutes to re-seat the course above and below. Flashing work at a valley or wall takes two to four hours depending on how the original was installed.
We keep common profiles and colors on hand for the tile families we see most in Orange County, especially the older flat concrete profiles from 80s and 90s tract builds. Less common high-profile clay tiles are sourced from our supplier network, usually within two weeks. We also carry compatible components for KraftMaid cabinetry, Cambria surfaces, and Silestone countertops, since many of our Boral repair clients are also mid-remodel and ask.
