PGT Roofing: The Orange County Owner’s Guide
If you have a PGT roof component that’s worn out, cracked, or leaking, we can source and install the correct replacement, typically running $400 – $2,500 in Orange County depending on whether it’s a seal, flashing assembly, or tile section. Most PGT roof repairs are done in a single visit once the part is confirmed. You usually discover the failure the same way every Orange County homeowner does: a water stain on the ceiling after a December rain, or a drip near the patio door during an August thunderstorm that rolled in off the coast.
Which PGT Models This Applies To
PGT’s roofing and glazing systems show up most often in Orange County on sunrooms, patio enclosures, and vented skylight assemblies. The brand is better known for impact-rated windows and doors, but their roof-integrated glazing carries the same model-number logic. Look for an etched label on the aluminum frame or the underside of the cap: PGT stencils a four-to-six character series code followed by a date stamp. The part you need depends on whether you have the 5600 series (thin-line aluminum, common on 1990s enclosures) or the 7600 series (heavier extrusion, wider glass pocket, more common on post-2005 builds). We see both across Irvine, Mission Viejo, and Huntington Beach. One gotcha: PGT changed their flashing clip design around 2011, so a 2007 frame will not accept the newer clip without a small adapter. That’s exactly the kind of mismatch that sends Orange County homeowners to six different suppliers. We keep the older-style clips on the truck.

Signs Your PGT Roofing Is Failing
- Ceiling stain that darkens after rain. This almost always means the aluminum seam seal has oxidized and pulled away. PGT’s factory sealant lasts roughly 12 – 15 years in Orange County’s salt air and UV, closer to 10 within three miles of the coast.
- Persistent drip near the frame corner, even when rain is light. The culprit is usually a failed internal weep gasket. Water gets past the glass and can’t drain, so it pools against the frame corner until it finds the path of least resistance, which is usually your drywall.
- Glass that fogs between the panes. That’s a failed insulated glass unit, or IGU. PGT’s argon-filled IGUs carry a longer seal life than their older models, but Orange County’s temperature swings between 50° nights and 100° days stress the edge seal faster than most climates north of us.
- Visible rust or white corrosion on the aluminum rail. Salt air does a number on untreated aluminum. Once the rail starts to oxidize, it takes the sealant with it, and the leak is usually only a season behind.
- The roof panel or frame feels spongy underfoot when you’re up there checking. That’s structural: either the deck sheathing below has been soaking up water longer than you’d think, or the PGT support bar has flexed out of spec. This one should be looked at same-day.

AfterReplacement Cost & What’s Included

Here’s what Orange County homeowners can expect to pay, installed, depending on what actually failed:
- Flashing, clip, or seal replacement: $400 – $800
- IGU replacement (fogged or cracked panel, standard size): $900 – $1,800
- Tile or standing-seam section repair around PGT glazing: $600 – $2,500
- Full PGT-compatible roof panel replacement on a sunroom or enclosure: $8,000 – $20,000 for the complete roofing assembly
What drives the range: whether we’re dealing with a surface seal or something under the glass, whether the frame can stay in place or has to come out, and what material surrounds the PGT unit (tile, asphalt, or metal all take different flashing approaches). Every job gets a written line-item price before we touch anything, and the number on day one is the number on the invoice. The 365-Day Done Right Promise covers the work: if it leaks or fails inside the guarantee period, we come back and fix it at no charge, and that’s in writing on every repair we do.
DIY or Call Us?
You can safely check the basics: look for daylight at the seams, press gently on the frame corners to see if the sealant has separated, and snap photos of the etched label or sticker inside the frame so we can match the part before we arrive. What you shouldn’t do is get on a pitched tile roof over a two-story Orange County hillside to re-seal a PGT cap: the fall risk is real, and the sealant has to be the right low-modulus silicone rated for movement, not whatever’s on sale at the home center. If the glass is cracked or the panel is out of square, that’s a two-person job with suction cups and the right framing supports. Give you the number first, then pick up the tool. Call (424) 541-1701 and we’ll walk you through what we’re looking at, what it costs, and whether it’s worth doing now or keeping an eye on.
FAQs

Factory sealant on PGT roof glazing typically lasts 10 – 15 years in Orange County’s coastal climate, with homes within three miles of the ocean on the shorter end due to salt air. The glass itself, if it’s an IGU, can last 20+ years as long as the edge seal stays intact.
A failing seal or clip can sometimes be cleaned and re-bedded rather than fully replaced, but only if the aluminum underneath hasn’t started corroding. Once the metal is pitted, the repair won’t last. We’ll tell you which one you’re dealing with after we look, and the written estimate covers either path.
A seal or clip replacement runs two to four hours. An IGU swap takes half a day because of the glazing bead and the vacuum lift. A full panel replacement can run one to two days depending on the surrounding roof material. We give you an arrival window before the work, and we show up inside it.
We keep the common PGT flashing clips, gaskets, and low-modulus sealants stocked for Orange County jobs, including the pre-2011 clip style that’s getting hard to find. Large IGUs and full panels are ordered per job, and we’ll give you a written timeline and price before anything is ordered, so you’re never committed until you see the number.
If you’ve got a PGT roof part that’s water-staining a bedroom ceiling or fogging between the panes, call (424) 541-1701. We’ll schedule a look, write you a real price for the repair or replacement, and stand behind it with the 365-Day Done Right Promise. We also stock parts for KraftMaid, Cambria, and Silestone projects across Orange County, so if one repair turns into a bigger remodel, we’re already on site.
