ECO Window Systems Bathroom Remodeling: The Orange County Owner’s Guide
ECO Window Systems bathroom remodeling in Orange County typically runs $9,000 – $28,000 installed, and most of what we repair or replace centers on failed window frames, leaking seals, and water-damaged substrates inside the shower surround. We stock ECO Window Systems-compatible trim kits, glass panels, and silicone wedge gaskets on the truck, so if your window over the tub or next to the vanity has failed, we can usually swap the part the same visit. Most Orange County homeowners discover the problem the ugly way: paint bubbling along the window casing, a soft spot under the sill, or a persistent drip that shows up only when the Santa Ana winds drive rain sideways against the glass.
We’re an independent remodeling contractor in Orange County, not affiliated with ECO Window Systems. That means we’re free to tell you straight: the window itself usually isn’t the problem. It’s what the last guy did around it.
Which ECO Window Systems Models This Applies To

ECO Window Systems produced their bath and shower window lines in a handful of series over the years, and the compatibility gotcha is this: the 2008-and-later “Horizon” series uses a 3/8-inch glazing bead that is not interchangeable with the older “Classic” series bead, which runs 5/16-inch. Buy the wrong one and it looks like it fits until the first humidity spike, then the glass rattles. Check the lower left corner of the frame. There’s usually a foil label with the series code, and if the label is gone, measure the visible glass thickness. That number tells us which gasket set you need.
For Orange County bathrooms, we recommend OEM gaskets and weep-hole covers when they’re still available from ECO’s parts distributors. The aftermarket equivalents work fine for vinyl extrusion and mounting clips, but the gaskets are where we’ve seen aftermarket silicone shrink in our dry, salty air within two years. It’s false economy. We install Cambria quartz and KraftMaid or Wellborn cabinetry in these same bathrooms, and one of our truck stock items is a batch of ECO Horizon-series gaskets because they’re the part that fails first.

Signs Your ECO Window Systems Bathroom Remodeling Is Failing
- Condensation between the panes. The window’s internal seal has failed. On a bathroom window this matters more than anywhere else in the house because the moisture load is constant, not seasonal. You can’t wipe it away because it’s inside the glass unit.
- Soft drywall or bubbling paint under the sill. Water is wicking in through a failed weep system or a cracked exterior caulk line, then traveling down the framing. By the time the paint blisters, the substrate has been wet for months.
- Visible daylight through the corner joints. The vinyl frame has warped or the installation shims settled. That gap is also a vapor path, which is worse than the draft. Warm shower air hits the gap, condenses inside the wall, and feeds mold you can’t see yet.
- Black staining along the bottom track. This is mildew feeding on soap residue in standing water, which means the weep holes are clogged. The standing water also accelerates gasket degradation, so you get two failures for the price of one.
- The window jams when you try to open it after a shower. Moisture is causing the vinyl frame to swell against the sash, which means the frame’s internal drainage has already been compromised for some time.
If you’re seeing water on the floor under the window after each shower, don’t wait. That’s not a maintenance item. That’s a signal that the waterproofing detail between the window and the shower surround has already failed.

AfterReplacement Cost & What’s Included

For a full ECO Window Systems bathroom remodel in Orange County, figure $9,000 – $28,000 installed. The window itself is rarely the biggest line item. Here’s what drives the spread:
- Scope of the substrate repair. If the leak has been going on long enough to rot the studs around the window opening, we’re reframing part of that wall. That adds real money. A clean window swap with no framing damage stays at the low end.
- Whether you’re keeping the existing tub or going walk-in shower. A tub-to-shower conversion in Orange County runs $3,500 – $10,000 on top of the window work, and it’s often smarter to do both at once since the walls are already open.
- Your tile or surround choice. Custom tile with a cement board substrate (the moisture-resistant layer behind your tile) costs more up front than an acrylic surround, but it gives the window area a proper waterproofed return that lasts decades.
- Window replacement unit versus parts. A new ECO-compatible vinyl window unit typically runs $600 – $1,400 depending on size. A gasket and weep-cover replacement is a fraction of that if the frame itself is still sound.
You get a written number before any work starts, and that number is the number on the invoice. No change orders because we found “unexpected conditions” after demo. The 365-Day Done Right Promise means if anything we installed fails inside the first year, we come back and fix it at no charge. In writing.
DIY or Call Us?
What you can do safely: clean the weep holes with a pipe cleaner, re-caulk the exterior perimeter with a quality silicone, and dry the track after every shower. That’s maintenance, and it genuinely helps.
What you should not do: attempt to remove the glass unit or re-glaze an ECO Window Systems sash yourself. The vacuum-sealed glass is under pressure, and when it lets go, it goes fast. Also, pulling the window to inspect the rough opening means breaching the shower’s waterproofing, and if you don’t know how to reconstruct the pan corners and sill flashing correctly, you’ve moved the leak inside the wall where you won’t see it until the studs are gone. If the window is in the splash zone of the tub or shower, that’s a job for someone who knows how to tie the window into the waterproofing system. Give you the number first, then pick up the tool. That’s how we do it. Call (424) 541-1701 and we’ll send a background-checked tech in a uniform to look at your specific window, no charge for the visit.
FAQs

In coastal Orange County air, expect 12 – 18 years from a bathroom window before seal failure or frame warp becomes likely. Homes within five miles of the beach in Newport, Huntington, or Laguna see failure closer to the 10-year mark because the salt air degrades the vinyl and gasket material faster than inland cities like Irvine or Anaheim. Call (424) 541-1701 and we’ll tell you honestly whether yours has life left or is on borrowed time.
Yes, if the frame extrusion is intact and the issue is a failed gasket, clogged weep system, or worn hardware, we can repair it. The repair usually runs in the couple-hundred-dollar range. If the glass seal has failed, the only fix is a new insulated glass unit. Call (424) 541-1701 and describe what you’re seeing; we’ll tell you over the phone which category you’re in, free.
The window swap itself is typically a half-day to one full day. If we’re also replacing tile, re-waterproofing the surround, or reframing rotted studs, that portion extends to three to five days depending on the substrate repair. We’ll give you a written arrival window and a written finish date before work starts.
We stock the common failure items: Horizon-series 3/8-inch gaskets, Classic-series 5/16-inch gaskets, weep-hole covers, and vinyl trim clips. Glass units are ordered to your exact size and take three to seven business days from our supplier. If it’s a gasket or a weep issue, we can usually fix it on the first visit.
If you’ve got an ECO Window Systems bathroom window that’s leaking, fogging, or just looks tired, call (424) 541-1701 for a free estimate. A real person answers, and we’ll give you a written price before any work begins. Trevor Nash and the rest of us have been working in Orange County long enough to know exactly what those 1980s and 90s builds near the Spectrum are hiding behind the window trim. We’ll explain every phase before we start, not after.
