Jerith Windows & Doors: The Orange County Owner’s Guide

If you own a Jerith window or door in Orange County and a part has failed, we stock and install Jerith-compatible components and can usually complete the swap in a single visit. Installed replacement parts typically run $180 – $650 depending on what failed, and our trucks carry the most common Jerith hardware so you’re not waiting on a special order. Most Orange County homeowners discover the problem the hard way: a door that won’t latch in Irvine, a window crank that spins without moving the sash in Huntington Beach, or a roller that grinds every time you slide the door open in Anaheim.

Jerith has been making aluminum and steel frame windows and doors for decades, and a lot of Orange County homes built in the 1980s and 90s still have them. The good news is the frames are usually fine. The hardware is what wears out. We identify your part, give you a written price before we touch anything, and stand behind the work with our 365-Day Done Right Promise. That’s the Kingswell Way: say the price before the work, show up in the window we gave, leave the place cleaner than we found it.

Which Jerith Models This Applies To

A whole-home remodel with the living, dining and kitchen areas opened up

Jerith’s residential line covers a few distinct families, and the part you need depends on which one you have. The R-15 and R-20 series are sliding doors, most often found in Orange County patio installations and sunrooms. The R-29 and R-30 are the most widely installed residential sliding doors in the Jerith catalog, and those account for the bulk of the service calls we see across Orange County. Jerith also made casement and single-hung windows under the same aluminum frame system, along with fixed and awning configurations common in mid-century and 1980s tract homes.

Here’s the compatibility gotcha most people miss: Jerith rollers changed design across production years, and an R-30 roller from 1995 will not seat correctly in an R-30 door built in 2005. The track profile looks identical until you measure the roller housing depth. We identify your part by the model stamp on the door edge or window frame corner, then confirm against the actual roller or hinge dimensions, not the year printed in the original paperwork. Over 20 years of Orange County sun and coastal air, that stamp is often faded to nothing, so we measure rather than guess.

On the OEM versus aftermarket question: for Jerith specifically, OEM rollers and keepers are still available for current production models and we use them when the door warrantied installation calls for it. For discontinued series, quality aftermarket stainless-steel rollers from established hardware suppliers hold a track spec as tight as the original and usually wear longer. We’ll show you both numbers before ordering anything.

Signs Your Jerith Windows & Doors Is Failing

  • The door drags or takes real muscle to move: That’s a roller that has gone flat or seized. Jerith doors ride on two adjustable steel rollers, and once one stops spinning, the door stops rolling and starts grinding on the track. You’ll see metal dust collecting in the lower track channel.
  • The door won’t latch, or the latch only catches on one side: Over time the adjustment screws back out slightly, dropping the door a fraction of an inch. The strike plate and keeper no longer line up, which is why a door that latched fine last season suddenly won’t secure at all. That’s a keeper alignment repair, not a lock replacement, and it’s a 30-minute fix.
  • The window crank spins but the sash doesn’t move: In Jerith casement windows, the crank gear and the operator arm have a spline connection that strips after about 15 to 20 years of repeated use in heat. The crank feels connected but the torque never transfers to the arm. The window is physically fine; the operator mechanism is not.
  • You hear a rattle when you close the door or when the wind pushes against it: That rattle usually comes from the bottom roller assembly floating inside a worn adjustment channel. It won’t fail catastrophically, but it means the roller housing has enough play that the door is no longer sealing tight against the weatherstripping, which is how you get drafts in the winter and dust in the summer.
  • The sliding door feels gritty even after you clean the track: Track cleaning helps the top track, but the bottom rollers are enclosed and collect grime inside the bearing itself. Once grit works into the bearing, no amount of track cleaning restores smooth operation. The roller needs replacement, not the track.

Replacement Cost & What’s Included

A remodeled family room with new windows and a window seat

Installed Jerith-compatible parts in Orange County typically run $180 – $650, with most jobs falling around $220 – $380. Roller replacement on a standard Jerith sliding door usually lands between $180 and $320 including both rollers, track cleaning, and realignment. A full casement window operator swap runs $200 to $400 depending on whether the arm assembly and crank are replaced together. Latch and keeper replacements are the lightest repair at $120 to $250.

Jerith Repair Installed Price Range
Sliding door roller replacement (both rollers) $180 – $320
Casement window operator replacement $200 – $400
Latch / keeper alignment and repair $120 – $250
Weatherstripping replacement (full door perimeter) $140 – $300
Track repair or replacement section $250 – $650

What drives the number up: a track section that’s too worn for adjustment and needs replacement, a discontinued model where the part has to come from a specialty supplier, or a multi-panel door system where both panels need roller work at once. Every quote is a written number before we start, not an estimate range that shifts after we open the door. The 365-Day Done Right Promise covers every Jerith repair we install in writing: if the part fails inside the guarantee period, we come back and fix it at no charge. Free second visit, no re-inspection fee, no debate.

DIY or Call Us?

For sliding door roller replacement on a Jerith: don’t. The door weighs anywhere from 80 to 140 pounds depending on the glass package, and removing it from the track without a second set of hands and the right lift technique puts a very heavy piece of glass where it can shatter, tip, or pinch. The adjustment screws on Jerith rollers are also under constant load from the weight of the panel, and stripping one while it’s tensioned turns a $200 job into a track replacement. We say that not to upsell a service call, but because we’ve seen the aftermath of a door that came off its track on a Saturday afternoon with a family waiting on the other side of it.

What you can safely check: whether the top track is clean, whether the drain holes at the bottom of the frame are clogged, and whether the latch is simply out of vertical alignment. That last one is visible to the naked eye, and it’s the diagnosis we make on most “latch broken” calls. If the roller itself is grinding, call us at (424) 541-1701 and we’ll come measure what’s actually in the door. Give you the number first, then pick up the tool.
