Tremron Roofing: The Orange County Owner’s Guide
If you own a home in Orange County with Tremron concrete roof tile, you already know the product: dense, color-through pavers and tiles that hold up against Southern California sun better than most. The part that fails is rarely the tile itself. It’s the underlayment beneath it, the battens that hold the tile in place, or the flashing where a valley meets a wall. We stock Tremron-compatible roofing materials and install them throughout Orange County, with most roof repairs running $400 to $1,800 in this market. When a Tremron tile cracks or the underlayment gives way after 20-plus years of Santa Ana winds and UV exposure, the fix is usually faster and cheaper than you’d expect.
Most homeowners find out the hard way: a water stain on the ceiling after a heavy rain, granules in the gutter, or a tile that slid out of place and is now sitting in the yard. The tile did its job. Something underneath it didn’t.
Which Tremron Models This Applies To

Tremron manufactures concrete roof tile in a handful of profiles that show up repeatedly across Orange County neighborhoods built in the 1980s through the early 2000s. The most common in this area are the flat shake profile and the low-profile barrel tile, though we also see Tremron’s slate-look tiles on custom homes in the hills above Irvine and Tustin.
Here’s the compatibility gotcha most homeowners hit: Tremron discontinued certain color blends over the years, and the replacement tile from today’s production line won’t match the sun-faded tile on your roof. For spot repairs, we often source a close match and blend it in a less visible roof slope, or we pull matching tiles from an area you can’t see and use the newer tile there. If you’re replacing tile after a leak, check the underside of any loose tile for a molded manufacturer mark. Tremron stamps theirs with a code that includes the profile and plant location. That gets us to the right replacement faster than trying to match by eye.
For underlayment and flashing, we use OEM-grade Tremron products where they’re still available. Where they’re not, we use quality aftermarket equivalents from brands like Malarkey and GAF that meet or exceed the original spec. The underlayment is the layer that matters most here: in Orange County, a roof can roast for months without rain, then get hammered in December. If that layer is brittle, nothing above it will hold.

Signs Your Tremron Roofing Is Failing
- Water stains on ceilings or walls after rain. This almost always points to underlayment failure or a flashing breach, not the tile. The tile sheds water; the underlayment is the actual waterproof layer. If it’s torn, water finds its way through on the first real storm.
- Cracked or broken tiles after a wind event. Tremron tile is dense, but it’s not unbreakable. A tile that cracked where it overhangs the eave usually means the batten beneath it rotted, leaving the tile unsupported. The next hard wind breaks it.
- Granules collecting in gutters or at downspouts. Concrete tile shouldn’t shed granules the way asphalt shingles do. If you’re seeing grit, the tile surface is spalling, which happens with age and UV exposure. Spalled tile absorbs water and gets heavy.
- Tiles sliding out of position or missing entirely. Over time, the nails or clips that hold each tile to its batten work loose, especially on roofs that face the strongest Santa Ana winds. A few displaced tiles is a repair. A lot of them is a re-secure job.
- Visible sagging between rafters when viewed from the attic. This is a structural issue, not a tile issue. If you see a dip, the underlayment and decking may be water-damaged from a slow leak that’s been running for years. It needs to be looked at before more tile goes back on.

AfterReplacement Cost & What’s Included

In Orange County, most Tremron roof repairs land between $400 and $1,800. A tile-only replacement for a handful of slipped or cracked pieces typically runs $400 to $900. A valley flashing replacement, which requires lifting the tile on both sides of the valley, runs $800 to $1,500 depending on the length of the valley and whether the old flashing is copper or galvanized steel. A full roof replacement on a Tremron tile home in this market runs $8,000 to $20,000, which includes tear-off, decking inspection, new underlayment, reinstallation of the existing tile where it’s still sound, and new trim and flashing.
That range is driven by roof size, pitch, the condition of the decking, whether we’re reusing existing tile or sourcing new Tremron-compatible tile, and access. A two-story tile roof with a steep pitch is a different job than a single-story walkable roof in a Mission Viejo tract.
Every repair we do includes a written price before we start. Not a range, not a ballpark. A number you can hold us to. And every repair carries our 365-Day Done Right Promise: if the repair fails within the year, we come back and fix it at no charge. That’s in writing on your estimate and again on your invoice.
DIY or Call Us?
There are things an Orange County homeowner can safely do on a Tremron roof. You can clear debris from valleys and gutters. You can take photos of cracked tiles and displaced pieces from the ground or a ladder set on solid footing. You can check your attic for stains after a storm. Those are all reasonable homeowner tasks.
What you shouldn’t do is walk the tile. Concrete roof tile is strong, but it’s not engineered to take a person’s weight on the unsupported sections. A misplaced step cracks tiles you can’t see from the ground, and a cracked tile on a second-story eave over a walkway is a hazard. Roof work at height also carries real fall risk, and we’d rather you not find that out the hard way. If you see signs of trouble, call (424) 541-1701. We’ll come out, look at it, and give you the number first, then pick up the tool.
FAQs

In Orange County’s climate, Tremron concrete tile typically lasts 40 to 50 years before the tile itself starts failing, assuming the underlayment underneath is replaced roughly every 20 to 25 years. The tile outlives the underlayment, so most “tile roof failures” are actually underlayment failures. Call (424) 541-1701 and we’ll tell you which one you’re dealing with.
In most cases, no. Concrete tile can’t be reliably patched in a way that restores its strength, so a cracked tile gets replaced, not repaired. Good news: replacement is usually quick, and we can often pull a matching tile from an inconspicuous roof plane to keep the repair invisible from the street. For an exact quote, give us a call at (424) 541-1701. Estimates are free.
Most tile repairs in Orange County are done within a single day, including sourcing the replacement tile and re-securing the surrounding area. Larger jobs like valley flashing replacement or underlayment sections typically take one to two days depending on the roof size. We’ll give you a written arrival window before we start.
Our roof crews keep a working inventory of common Tremron tile profiles, battens, and flashing materials on the truck, and we can usually source less common colors and profiles from local Orange County supply houses within a day or two. Tell us your roof’s profile and we’ll tell you what’s stocked. Call (424) 541-1701.
