Techo-Bloc Fence Installation: The Orange County Owner’s Guide

Techo-Bloc fence installation in Orange County typically runs $3,500 – $9,000 installed, depending on linear footage, panel style, and whether we’re doing a fresh post-and-panel run or replacing a failed section in an existing wall. Our crews carry Techo-Bloc compatible parts and know exactly which pieces work with the newer Blu 60 mm and older Raffinato wall systems you likely have in your yard. Most homeowners discover a problem the way you probably did: a panel shifted after a hard rain, a base course settled and left a visible gap, or a post cap popped off because freeze-thaw made its joint brittle.

What you’re holding is a Techo-Bloc concrete fence system, and the good news is these are engineered to be repairable in sections. The bad news is the local soil in much of Orange County, from Irvine’s older neighborhoods near the Spectrum out to Anaheim Hills, moves more than the original installers ever planned for. Clay expands when it gets wet. In a drought year it shrinks. That movement is what puts pressure on your fence joints and base course, and it’s a big reason why we replace the substrate and base more often than the panels themselves.

Which Techo-Bloc Models This Applies To

If you have a contemporary concrete fence, odds are it’s built on one of two Techo-Bloc systems: the modular Blu 60 mm wall or the older Raffinato retaining-and-fence combination. The Blu 60 uses a hollow-core panel with steel reinforcement, connected by a proprietary post joint. The Raffinato runs a stacked stone face over a poured concrete core. Each system has different panel dimensions, different post spacing, and a different failure profile, so the first thing we do is figure out exactly what’s in your yard.

Here’s the compatibility gotcha: the Techo-Bloc panels and caps are not cross-compatible between series generations. A Blu 60 cap will not seat correctly on a Raffinato post, and if someone forces it and then caulks the gap, you get a joint that fails within two seasons. The panels have identifying texture patterns you can photograph, but the fastest way is to look at the joint width. Blu 60 panels join at roughly a ¼-inch reveal. Raffinato joints run closer to ½-inch with a pronounced shadow line. We keep OEM-spec Techo-Bloc parts in stock and source aftermarket equivalents only when the OEM piece is discontinued, which happens occasionally with the older Raffinato color blends. An aftermarket cap might be within an eighth of an inch in size, but that eighth of an inch is visible on the fence line.

Signs Your Techo-Bloc Fence Installation Is Failing

  • Leaning panels or a wall bulge. This usually means the base course has settled because the gravel substrate was never compacted properly, or it’s been weakened by poor drainage behind the wall. In Orange County we see this most after consecutive atmospheric river winters, when the ground saturates and the sub-base gets soft.
  • Gaps opening at the panel joints. That ¼-inch reveal should be even along the whole run. When one joint grows to ½-inch or more while another closes up, the wall is rotating. That’s a soil pressure problem, not a cosmetic one.
  • Post caps cracked, loose, or missing. UV exposure breaks down the adhesive and the cap’s concrete mix over time. We see this most on west-facing and south-facing fence lines, where the sun beats on the wall all afternoon. It’s the most common repair we do in Orange County.
  • Efflorescence or white chalky streaking. This is mineral salt working its way out of the concrete. It’s rarely structural, but it tells you water is getting into places it shouldn’t, and trapped water plus a cold snap is what chips and spalls the face over the years.
  • A cracked or dislodged base course block. If a freeze cycle got water behind a block and popped it, you’ll see one block cracked while its neighbors are fine. That’s a freeze-thaw failure, and it will only spread if unaddressed.

Replacement Cost & What’s Included

A whole-home remodel with the living, dining and kitchen areas opened up

In Orange County, a Techo-Bloc fence installation or section replacement runs $3,500 – $9,000 for a typical 30 to 60 linear-foot run. Smaller repairs, like replacing three post caps and re-pointing two joints, can come in under $1,000. What drives the number up is the need to rebuild the base and substrate, not just swap visible panels. If we have to excavate down 18 inches, haul out failed base material, and re-compact a proper crushed-rock pad, the labor hours climb.

Every quote we write includes the parts, labor, haul-away, and any re-compaction. What you see on the written estimate is what we bill. There’s no change order after we hit the base course. The work is covered by our 365-Day Done Right Promise in writing: if a joint fails or a panel shifts inside that first year, we return and fix it without a service call charge. Techo-Bloc panels themselves carry a limited manufacturer’s warranty on the concrete, and we’ll walk you through what it does and doesn’t cover before any work begins.

DIY or Call Us?

Post caps and small joint touch-ups are something a careful homeowner can handle with the right construction adhesive and a caulk backer rod. What we’d tell you not to do, without exception, is try to straighten a leaning panel or re-set a base course on your own. Those panels weigh anywhere from 80 to 140 pounds each, and when a wall is under lateral soil pressure, pulling on it by hand is how you end up with a crushed finger or worse. Rebuilding a base course involves excavation and compaction that simply can’t be done accurately with a shovel and a tamper from the hardware store.

If your wall is leaning, bulging, or has a base block separating, call us at (424) 541-1701 and we’ll put a number on it in writing. Trevor Nash has been building and repairing walls like these across Orange County for years, and our standard practice is simple: we give you the number first, then pick up the tool.
