Belgard Home Additions & ADU: The Orange County Owner’s Guide

Belgard home additions and ADU projects in Orange County typically run $45,000 to $130,000 installed, depending on square footage, foundation work, utility connections, and the Belgard paver system you choose for driveways, patios, or walkways that tie the new structure to your existing home. Most owners start calling us when they realize a standalone prefab ADU won’t match the look of their house, or when a previous contractor’s hardscape work around an addition has shifted, cracked, or drained poorly. We’re an independent Orange County remodeling company, not affiliated with Belgard, but we’ve built enough additions and ADUs with their paver and wall systems to know exactly what holds up here and what doesn’t.

Which Belgard Models This Applies To

When homeowners ask about “Belgard for additions and ADUs,” they’re usually talking about one of three things: the modular retaining wall blocks (Anchor, Diamond, or BelAir lines) used to terrace a sloped Orange County lot before framing, the paver systems (Cambridge Cobble, Catalina, or Mega-Arbel) used for the driveway, entry path, or patio around the new structure, or the hardscape integration that makes an ADU feel like part of the original property. Belgard makes different paver thicknesses for different loads: 60mm pavers for foot traffic and patios, 80mm for driveways and areas where vehicles park, and 100mm for commercial or heavy-vehicle use. The big compatibility gotcha we see in Orange County: if you build an ADU and the driveway needs to handle a garbage truck doing a three-point turn, 60mm pavers on a standard base will fail within two or three years. We spec 80mm minimum on any driveway surface, and we always check the subgrade slope before quoting.

Identifying what you have is straightforward. Most Belgard pavers have a small “B” or the Belgard name stamped on the back or along a bottom edge. Retaining wall blocks usually have a raised lip on the back that locks into the row below. If you’ve got a paver that’s cracked or a wall that’s leaning, take a photo of the profile (the side view), and bring it to us or text us a picture before you buy anything. There’s an OEM-versus-aftermarket decision here: Belgard’s warranty applies only when their products are installed per their base and edge-restraint specs, and using a non-Belgard edge restraint or cutting corners on the base voids it. Aftermarket pavers in a matching color can save 20 to 30 percent, but color drift between dye lots is real, and in southern California sun, a mismatched patch job shows in under a year.

Signs Your Belgard Home Additions & ADU Is Failing

  • Pavers near the new addition are sinking or “dishing” three to six inches below the door threshold. This usually means the base wasn’t compacted in lifts, or a downspout from the new roof is discharging water directly into the paver base. Water is the thing that kills hardscape in Orange County, not the pavers themselves.
  • Retaining wall blocks are tilting or bowing outward at the top. On sloped lots in areas like Mission Viejo or San Clemente, this almost always traces back to missing drainage gravel behind the wall or no weep holes. Hydrostatic pressure builds up and the wall slowly leans.
  • You see hairline cracks running through multiple adjacent pavers near a corner of the ADU foundation. This is usually a base depth problem: 4 inches of base under a 6,000-pound concrete stem wall corner is not enough. We use 6 to 8 inches of compacted Class II road base under anything adjacent to the structure.
  • The driveway apron where it meets the city sidewalk has separated or the pavers are “heaving.” In Irvine, Tustin, and Yorba Linda, soil movement between compacted and undisturbed ground shows up at the property line first. The fix is an expansion joint and proper edge restraint, not more sand on top.
  • Water pools against the ADU foundation wall after rain. The surrounding pavers should slope away at a minimum 1 percent grade (roughly a quarter-inch drop per foot) for at least 5 feet from the wall. If they don’t, you’re watching the early stages of moisture intrusion and possibly efflorescence on the wall blocks.

Replacement Cost & What’s Included

A single-story rear room addition with tall windows and a new patio

When the problem is hardscape around the addition or ADU rather than the structure itself, most Orange County repair and replacement jobs land between $3,500 and $18,000. Removing and reinstalling a failing paver patio around an ADU typically runs $3,500 to $11,000, a full driveway replacement is $5,000 to $14,000, and rebuilding a leaning Belgard retaining wall is usually $4,000 to $12,000 depending on height and whether drainage needs to be added behind it. The full home addition range is $45,000 to $130,000, and a ground-up ADU is $90,000 to $220,000. What drives the hardscape number up or down: total square footage, whether the base needs to be excavated deeper and rebuilt, edge restraint condition, access for equipment, and whether we’re matching an existing paver color or starting fresh.

Every hardscape repair or replacement we do includes a written price before work starts, so the number we give you is the number you pay. We pull and haul the old material, compact a proper base, install the pavers or wall blocks with the right drainage, and clean up at the end of each day. The work comes with our 365-Day Done Right Promise: if something shifts, sinks, or cracks within that year, we come back and fix it at no charge. We also carry the Belgard-specific sand and joint stabilizing products so the finished surface doesn’t wash out after the first Orange County rain.

DIY or Call Us?

There are a few things you can safely check yourself before calling us. Look at where your downspouts discharge, and make sure water isn’t dumping directly onto paver joints near the addition. Check for missing sand in the joints, which is the first sign the pavers are starting to shift. And look at the grade: put a 4-foot level on the ground next to your foundation wall and see if it slopes away. If the bubble says otherwise, that’s a drainage problem we need to address with the paver fix.

What we’d caution against is pulling up pavers by hand and trying to re-set them without redoing the base. It feels like a weekend project, but compacted base that’s failed doesn’t get better with a bag of sand from the home center. You’ll spend a Saturday, spend $200 in material, and be looking at the same depression in six months. Trevor Nash has walked onto enough Orange County job sites where a homeowner gave it a shot first, and it’s usually more expensive to un-do than the original fix would’ve been. Give you the number first, then pick up the tool. Call (424) 541-1701 for a free estimate on your Belgard hardscape or home addition project.
