Moen Home Additions & ADU: The Orange County Owner’s Guide
If you’re planning a home addition or ADU in Orange County and want Moen fixtures throughout, the installed cost for the full project typically runs $45,000 – $130,000 for an addition, with ADU construction landing between $90,000 – $220,000. The Moen-specific portion of that budget, meaning faucets, shower systems, and accessory kits across a new kitchen and bath, usually accounts for $1,500 – $6,000 depending on the line and how many wet spaces you’re building. Homeowners most often call us about Moen parts during an addition because a rough-in valve was set wrong, a fixture was damaged during framing, or the specifications they bought online don’t match what the plumber roughed in.
We’re Penhallow Remodeling Orange County, an independent general contractor, not a Moen dealer or affiliate. What we are is the crew that installs these fixtures correctly the first time and fixes the ones that never worked right from day one. Trevor Nash has been managing remodels and additions across Southern California since before ADUs were called ADUs, and his team has worked throughout Orange County for years, including plenty of jobs in Irvine’s older neighborhoods near the Spectrum where 1980s and 90s builds get new life through well-planned additions.
Which Moen Models This Applies To

Moen splits its product lines into distinct tiers, and that matters more than most homeowners realize when planning an addition. The Chateau and Brantford lines show up most often in rentals and budget flips in Orange County. The Align, Genta, and Voss lines are the workhorses for mid-range additions. The higher-end Weymouth, Doux, and Arris lines carry different valve bodies and trim kits that are not cross-compatible with the entry-level rough-in valves.
The biggest compatibility gotcha we see is the valve. Moen uses the Posi-Temp pressure-balancing valve across most shower lines, but the M-CORE valve is a different animal entirely. M-CORE rough-in valves accept multiple trim kits, but a Posi-Temp trim will not fit an M-CORE rough-in. If you bought a Weymouth trim kit online and your plumber roughed in a Posi-Temp valve, that trim is going back in the box. Before you order anything, remove the handle and look at the cartridge or valve body. Moen stamps the model number on the brass. That number, not the marketing name, is what we match.
OEM Moen cartridges and parts are your safest bet for quality and fit. There are aftermarket cartridges available for older Moen faucets, and some of them are fine, but we’ve seen tolerance differences cause slow drips within months. For a new addition, OEM makes sense. For a repair on an older faucet in an existing part of the house, we’ll tell you honestly when an aftermarket part is good enough and when it isn’t.

Signs Your Moen Home Additions & ADU Is Failing
- Water pressure drops when someone flushes a toilet. This is the classic Posi-Temp cartridge symptom. The pressure-balancing spool sticks after hard-water mineral buildup, which Orange County water is famous for, and the cartridge stops compensating. You get scalded or frozen in the shower every time another fixture runs.
- The handle turns but the water doesn’t stop fully. A worn cartridge or a broken stop tube lets water keep seeping after the handle is off. On a brand-new Moen in a new ADU, this usually means the installer didn’t flush the lines before setting the cartridge, and debris scored the seals.
- A new shower valve leaks behind the wall. This is often a loose cartridge nut or an over-tightened union connection on the M-CORE rough-in. We’ve also seen sweated copper joints fail on Moen valves because the installer soldered with the cartridge still in the body. The heat warps the plastic and the valve never seals.
- Water hammer every time a Moen faucet closes. Moen faucets close fast by design. If the lines weren’t strapped correctly during the addition’s rough-in, or the pressure-reducing valve is set too high, the shock travels back through the system and eventually damages the ceramic disc cartridge.
- Finish flaking on a sink or tub faucet within the first year. Moen’s Spot Resist finish is solid, but no finish survives being wiped with abrasive cleaners. In a new addition, flaking usually points to cleaning products with bleach or ammonia being used on the fixtures while the project was still being finished out.
Replacement Cost & What’s Included

For Moen-specific work inside a larger Orange County addition or ADU, here’s what we see on installed pricing.
- Cartridge or valve repair (existing fixture): $180 – $420 including the OEM Moen part and labor
- Faucet replacement (kitchen or bath): $350 – $850 including new Moen fixture and supply lines
- Shower trim and cartridge upgrade (Posi-Temp): $450 – $950 depending on trim line
- M-CORE rough-in valve replacement (wall open): $700 – $1,800 depending on access and whether tile work is needed after
- Full Moen fixture package for one new bath in an addition: $1,200 – $4,500 depending on line (Chateau through Weymouth)
Those numbers include the part, the labor to remove and install, and the written warranty on our work. The range moves on three things: wall access if a rough-in valve failed, the Moen line you’re matching, and whether we’re patching drywall or re-tiling after. We write the price down before work starts. The number on day one is the number on the invoice. Every repair also carries the 365-Day Done Right Promise, and if a repair fails inside that year, we come back and fix it at no charge. No service call fee, no re-inspection fee.
DIY or Call Us?
Replacing a Moen cartridge is a straightforward job for someone comfortable turning off the water supply and working with a cartridge puller. Moen even includes the plastic tool with most new cartridges. The risk is low. The shower trim plate comes off with a hex key, the cartridge slides out, and the new one slides in. On a scale of one to ten, it’s a three for a homeowner with basic tools.
What we’d leave alone is anything involving a rough-in valve behind a finished wall. If your M-CORE valve is leaking inside the wall cavity of a new Orange County addition, you’re now cutting into waterproofing, potentially tile, and possibly structural framing. That’s not a Sunday project. It’s how you turn a $400 cartridge repair into a $4,000 tile and waterproofing job. Same goes for any fixture where the supply lines were incorrectly sized during rough-in. If you’re not sure which valve you have or whether the leak is the cartridge or the rough-in body, call us at (424) 541-1701. We’ll diagnose it, tell you what it costs, and give you that number in writing before touching a tool. Give you the number first, then pick up the tool.

These are the trade brands we trust behind our own guarantee, and they carry their own manufacturer warranties that layer on top of ours.
FAQs
A Moen Posi-Temp cartridge typically lasts 8 to 12 years in Orange County, but hard water in cities like Santa Ana, Fullerton, and parts of Anaheim can cut that to 5 to 7 years if the home doesn’t have a water softener. The mineral content scores the spool and seals, and the cartridge stops holding temperature. If you’re building an addition and haven’t planned a softener loop, this is the time to add one. Call (424) 541-1701 and we’ll walk through the options during your estimate.
Cartridges can be rebuilt in a pinch by cleaning the spool and replacing the O-rings, but we rarely recommend it. An OEM Moen cartridge is $30 – $90, and the labor to rebuild one is more than the labor to swap in a new one. For brass bodies or rough-in valves, replacement is the only real fix. We’ll tell you straight which side of that line your part is on.
A simple cartridge or faucet swap takes 45 minutes to 2 hours. A shower trim kit change takes about 90 minutes. Replacing a rough-in valve behind tile can take 4 to 8 hours depending on waterproofing repair, and it often requires a return visit after the waterproofing cures. We schedule a defined arrival window and we show up inside it, background-checked and in uniform.
We keep the most common Posi-Temp cartridges, O-rings, and trim hardware on hand for the Moen lines we install most often in Orange County additions. For M-CORE parts or higher-end trim lines like Weymouth and Arris, we source OEM parts through our local supply partners for the next business day. That keeps the job moving without buying parts from an unknown online source.
