PGT Kitchen Remodeling: The Orange County Owner’s Guide
If you own a home in Orange County and your kitchen is built around PGT windows or doors, you already know the brand stands up to coastal air better than most. When it’s time to remodel around those openings, you need a contractor who’s worked with PGT framing before. A full PGT-compatible kitchen remodel in Orange County typically runs $14,000 – $45,000 installed. The number we put in writing before we start? That’s the number you pay. Most homeowners call us after a previous contractor mishandled the window and door openings during a cabinet or countertop install, leaving gaps, rot, or failed flashing that showed up six months later.
Here’s what most people don’t realize: PGT windows are built to Florida hurricane codes. They’re thicker-framed than standard California windows. That changes cabinet depth, sill trim, and how the backsplash terminates at the opening. If your remodeler doesn’t know that, you get a kitchen that looks fine on day one and leaks by March.
Which PGT Models This Applies To

We work around PGT’s full residential line, but the models we see most in Orange County are the PGT WinGuard impact-rated windows and doors, the Spectrum insulated glass line, and the EZ-Breeze slider and casement series. WinGuard frames run 3-1/4″ to 6″ deep depending on the impact rating, which is meaningfully deeper than a standard Milgard or Jeld-Wen frame. That depth matters when you’re setting cabinets against an exterior wall.
How to identify what you have: look for the PGT label etched in the corner of the glass or stamped on the frame edge. WinGuard units carry an impact-rating stamp, usually “ASTM E1886” or “DP-50.” Spectrum units won’t have that rating stamp. If the label’s gone, measure the frame depth with the sash open. If it’s over 4″, you’re almost certainly dealing with an impact-rated unit and your remodel needs to account for that. For anything structural or load-bearing around the opening, we always recommend OEM-spec flashing and framing, not generic aftermarket metal. The savings on generic flashing aren’t worth re-flashing a wall in Irvine two years later.

Signs Your PGT Kitchen Remodeling Is Failing
- Caulk seams cracking around the window or door within six months. This usually means the remodeler used a cheap acrylic caulk instead of a polyurethane sealant rated for the thermal movement of PGT’s aluminum or vinyl frames. Orange County swings from 45°F January mornings to 100°F August afternoons. Cheap caulk can’t take that movement.
- Cabinet doors binding against the window trim. PGT frames are deeper than standard, and if the cabinet installer didn’t account for that reveal space, you’ll feel it every time you open the cabinet nearest the sink window.
- Water staining on the drywall below a PGT door. This is almost always a flashing failure. Impact-rated PGT doors are heavy, and if the installer didn’t slope the sill pan correctly, drainage fails and water wicks into the subfloor.
- Backsplash tile cracking along the window line. The tile was set directly against the PGT frame without a movement joint. PGT frames expand and contract differently than the cement board behind your tile, and without a flexible joint, the tile loses that fight.
- Condensation between PGT panes after the remodel. The insulated glass seal was compromised during the remodel, often by the installer prying against the frame or setting a heavy countertop against the unit. This is a PGT-warranty issue, but the cause is usually the remodeler, not the product.

AfterReplacement Cost & What’s Included

Full PGT-compatible kitchen remodels in Orange County run $14,000 – $45,000 depending on layout, cabinet line, and countertop material. Here’s the breakdown:
- Small kitchen remodel (galley or condo layouts): $9,000 – $20,000
- Cabinet installation alone: $4,000 – $13,000 depending on whether you’re running KraftMaid semi-custom or a higher-spec Wellborn line
- Countertop installation: $2,000 – $6,500 (Cambria quartz runs higher than entry-level Silestone; both outperform laminate)
- Backsplash installation: $800 – $2,500
- Kitchen island installation: $3,000 – $10,000
Every number we give you is written. Every scope item is listed. If we find rot behind the old backsplash or a framing issue inside the wall, we don’t hand you a change order and a shrug. Trevor Nash reviews every Orange County project before we break ground, and our team walks the entire job with you before the first tool comes out. The 365-Day Done Right Promise is in writing on every contract: if the work fails inside a year, we come back and fix it at no charge.
DIY or Call Us?
You can safely do a few things yourself: check whether the caulk bead is still pliable, test cabinet doors for binding, run a hose along the exterior wall and watch for leaks. Those are diagnostics. The fix itself, when it involves reframing around a PGT opening, re-flashing an impact door, or pulling and resetting a countertop, is not a weekend project. PGT units are sealed systems. One wrong move with a pry bar against a WinGuard frame and you’ve voided the PGT warranty and you’re buying a $1,800+ replacement window instead of a $400 reflash. We’re not trying to talk you into paying for work you can do. We’re telling you the truth about where the line is. Give you the number first, then pick up the tool.
If you’re seeing any of the failure signs above, call (424) 541-1701. We’ll schedule a free estimate, we’ll write the scope and price, and you decide from there.
FAQs

Most full PGT-compatible kitchen remodels in Orange County take 3 – 7 weeks depending on scope, permit requirements, and countertop lead times. A cabinet-and-countertop refresh around existing PGT openings is typically 2 – 3 weeks. We’ll give you a written schedule with your written price before work starts, and we stick to the arrival window on the contract.
Yes, in most cases. If the failure is just flashing, caulk, or a cabinet reveal issue, we can fix the affected section without touching the rest of your kitchen. If the failure is structural, we’ll tell you that honestly before any demo starts. Call (424) 541-1701 and we’ll assess what actually needs to be done, not what’s easiest to sell.
For common flashing profiles, sill pans, and sealants, we keep inventory on our trucks. For PGT-specific replacement sashes or glass units, we order directly through our supply channel. Lead time is usually 5 – 10 business days. We’ll give you a real timeline in writing, not “whenever the supplier gets around to it.”
No. The written number you get before work starts is the number on the invoice. If we uncover hidden damage like dry rot or a failed sill pan during demo, we stop work, show you the issue, and give you a written change order before touching anything else. You approve it, or you don’t. That’s The Kingswell Way: price before work, every time.
Ready to get a number that means something? Call (424) 541-1701 to schedule your free estimate. A real person answers, even at 10pm, and we’ll set a window we’ll actually keep.
