Schluter Bathroom Remodeling: The Orange County Owner’s Guide

Schluter bathroom remodeling in Orange County typically runs $9,000 – $28,000 installed, depending on shower size, tile selection, and whether we’re replacing a failed waterproofing system or building from the studs out. Most Schluter-related failures we see aren’t the Schluter products themselves, they’re the installation around them, and we fix those regularly. If you’ve got cracked grout, loose tile, or water staining below a Schluter shower pan, here’s what you need to know before you spend a dollar.

We’re an independent Orange County remodeling contractor, not a Schluter dealer or affiliate, but we install and repair Schluter waterproofing systems every month. The good news: when Schluter’s Kerdi membrane or Kerdi-Board is installed correctly, it’s about as reliable as bathroom waterproofing gets. The bad news: when it’s installed wrong, the failure is silent, slow, and expensive by the time you see it.

Which Schluter Models This Applies To

In our Orange County work, three Schluter product lines account for nearly every bathroom remodel or repair call: the Kerdi shower system (Kerdi-Board wall panels, Kerdi membrane, Kerdi-Drain), the Ditra uncoupling membrane under floor tile, and Schluter’s Kerdi-Line or Kerdi-Drain channels for curbless showers. If you have a Schluter shower pan, you’ll find the model stamped on the underside or the drain body: common sizes are 32″x60″, 36″x60″, and 48″x48″, all with specific drain locations, center or offset, that cannot be moved without replacing the pan.

Here’s the compatibility gotcha that trips up homeowners: Schluter’s Kerdi-Drain is not cross-compatible with non-Schluter pans, and the Kerdi-Line linear drain requires a specific rough-in depth that many pre-Schluter Orange County bathrooms don’t have. If your home was built before about 2005 and you want a curbless Schluter shower, the floor joists, not the shower parts, usually make the call. We also see the Ditra-Heat version misused under large-format tile without adding the required thermal break, which is a warranty void and a cracked-tile-in-waiting situation.

For most Orange County homeowners, the right call is genuine Schluter OEM products. The aftermarket knockoffs on the market don’t carry Schluter’s own warranty, which is transferable and extends for 10 years when installed with Schluter-certified methods. If a supplier’s price looks too good, it’s usually because it’s not actually Schluter.

Signs Your Schluter Bathroom Remodeling Is Failing

  • Loose tile with a hollow sound when tapped. The mud bed or Kerdi-Board underneath wasn’t set properly, or moisture has been working between the tile and substrate. If you tap around the shower floor and hear a difference in tone, water is likely pooling somewhere it shouldn’t.
  • Discolored or dark grout lines that never dry out. Grout is porous; the waterproof layer is supposed to shed water before it reaches the substrate. If grout stays dark for days after a shower, the membrane is failing or was never correctly bonded.
  • A damp or musty smell in the bathroom that won’t clear. That’s mold feeding on water trapped under tile or behind the wall. It usually shows up months before you see visible stains.
  • Cracks in the grout or hairline fractures in the tile in one concentrated area. This points to movement: a pan that flexes, a subfloor that isn’t stiff enough, or a missing expansion joint. Isolated cracking in an Orange County shower is rarely a tile defect.
  • Water staining on the ceiling below the bathroom. By the time you’re seeing this, the Schluter waterproofing has failed at a seam or around the drain, and water has been running onto the subfloor for a while. This is the one where we tell people to stop using the shower until we look at it.

Replacement Cost & What’s Included

A low-threshold walk-in shower with a bench and grab bar

In Orange County, a Schluter shower tear-out and rebuild runs $9,000 – $28,000. A small stall shower with a standard pan and basic subway tile starts near the bottom of that range, while a curbless Kerdi-Line shower with large-format tile, a bench, and niche pushes toward the top. Two things move the number more than anything else: whether the subfloor or joists need stiffening, and what tile you choose, because a $4-per-square-foot white subway and a $30-per-square-foot porcelain slab install very differently.

Every quote from us comes in writing before work starts, with the specific Schluter products, tile, labor, and clean-up spelled out. The written price is the invoice price: what we quote on day one is what you pay when the shower is finished. And every Schluter bathroom remodel carries our 365-Day Done Right Promise in writing: if something’s not right inside that year, we come back and make it right without a service charge or a re-inspection fee.

Schluter’s own 10-year warranty on Kerdi products applies on top of ours, but here’s a fact most homeowners never hear: Schluter’s warranty depends entirely on installation method. If the membrane wasn’t installed with Schluter-certified thinset and the proper overlap, Schluter will deny the claim. That’s why we do the whole job, not just the parts.

DIY or Call Us?

What you can safely check yourself: tap the tiles, look for grout that stays wet, mark any suspicious damp areas with painter’s tape, and watch for new cracks over a few weeks. Document what you see so you can describe it to us accurately. The diagnosis is free.

What you should not do: pull up a tile to “see what’s underneath.” Once the waterproof membrane is pierced, it’s compromised, and a small investigative patch can turn a contained repair into a full pan replacement. Schluter’s system is modular, but it’s also monolithic: every seam, corner, and drain connection has to be sealed as one continuous envelope. If you miss one overlap, you’ve built a very expensive leak.

If you’re considering a Schluter shower repair or install, call us at (424) 541-1701. Trevor Nash will come out, look at the actual conditions, and give you the number first, then pick up the tool. That’s the order we work in, every job.
